NORWEGIAN MORTGAGE MARKET SHARE TO REACH 15%
The addition of the Danske Bank customers was expected to increase Nordea's share of the Norwegian mortgage market from approximately 11% to around 15%, a material gain that would close the gap between Nordea and the largest domestic Norwegian lenders that have long dominated the home lending market. The residential mortgage book formed a substantial component of the €9 billion in lending transferred as part of the transaction, reflecting the centrality of home loans within the personal banking portfolios that changed ownership.
Norway's mortgage market is shaped by some of the highest household debt-to-income ratios in the developed world, a structural characteristic that has made home lending a strategically pivotal segment for banks operating in the country. Nordea's enhanced market position would provide it with a larger base from which to cross-sell savings, investment, and insurance products to the incoming customer cohort, deepening relationships that had previously been held by the Danish institution.
The acquisition also incorporated a private banking book, adding clients with more sophisticated wealth management requirements to Nordea's Norwegian private banking franchise. The transaction was announced on 19 July 2023 and required approval from Norwegian competition and financial regulatory authorities before the migration process could commence. The approximately 16-month period between announcement and completion reflected the inherent complexity of transferring a large retail and private banking customer base between institutions, encompassing the technical migration of accounts, digital banking access credentials, loan and deposit products, and the numerous associated operational dependencies that underpin a full-service banking relationship.
For Danske Bank, the disposal of its Norwegian personal and private banking operations formed part of a strategic refocusing on markets where the Danish institution held a more competitive position and could deploy capital more productively.
